Big-picture market trends: Steady price, more negotiating room

Two clear trends define the first half of 2026 across our region. Sales volume is surging and single-family closed sales rose into the double digits year-over-year in both Sarasota and Manatee counties by June. Manatee posted the strongest gain of any segment in the region. As the inventory single-family homes tightens, prices will rise even higher. Yet, condo and townhome prices continue to soften as a consequence of a larger supply of resale units.

Across Sarasota and Lakewood Ranch, prices have largely held ground through the first half of 2026, even as buyers explored more choices and took their time to making decisions. In Sarasota, most resale homes are trading between the mid-$400,000 to upper-$600,000 range, depending upon the neighborhood and property type. There are some segments still reporting double-digit year-over-year price gains and others seeing values normalize after earlier run-ups. Lakewood Ranch’s median home prices are generally in the mid-$500,000 to mid-$600,000 range reflecting its mix of luxury, golf-course communities, and newer construction. Modest appreciation quarter-over-quarter has been noticed, with a and slight softening compared to last year.

Sarasota: Slower pace and solid demand

The last two quarters have brought a more deliberate buying pace, yet demand remains strong. Over the three months heading up to May 2026, the median sale price hovered near $669,000, up about 25% from the same period a year earlier, with price per square foot hovering around $441. At the same time, Sarasota’s broarder home value index sits near $413,325, down roughly 5% year-over-year. This tells us that while high-end sales are lifting median prices, typical values are easing slightly as the market normalizes.

Homes are taking longer to sell with the average days on the market stretching to roughly 70-days, compare with 52-days a year ago. Data indicates that median days to pending hover in the 50-day range. May saw roughly 384 closed sales, up slightly from 325 a year earlier, which means more homes are successfully changing hands, though buyers are taking extra time to compare all of the obtainable options. Recently, only about 7.5% of Sarasota homes sell for more than their list price, while roughly 80% close under list price with a median sale-to-list ratio just under 96%. This shows the importance of right-sized, data-driven pricing rather than testing the market with overly aggressive numbers.

Condos and townhomes continue to tell a different story. While single-family home prices climbed, the condo median sale price in Sarasota County fell 7.5% year-over-year to $343,750 in June. A cash buyers pulled back to 59.1% of transactions from 67.2% a year earlier according to RASM reports. This continues a pattern seen earlier in the year. In March, Sarasota condo and townhomes prices were still up 3.8% at $359,500, but supply sat at a buyer-friendly 8.1 months versus 4.8 months for single-family homes.

Lakewood Ranch: Tight inventory with lifestyle-driven demand

The numbers for Lakewood Ranch continue to track closely with the broader counties. Inventory has tightened, and buyers remain highly motivated by lifestyle, amenities, and brand-new construction. Recent local analysis shows the median home price reaching approximately $545,000 in Q2, up roughly 1.9% from Q1, with consistent appreciation across single-family townhomes, villas, new construction, and active-adult segments. At the same time, a broader home value index sits around $583,000, down about 6.2% year-over-year. The takeaway being: while quarterly medians are nudging higher, long-term price growth has cooled from earlier peaks.

Active inventory in one major dataset stands at about 604 homes, down nearly 39% year-over-year, with months of supply around 2.8 representing a subtle seller-leaning market. Homes sold in May numbered around 217, down about 9.6% from last year.  Median days on the market fell to roughly 56, illustrating that well-prices homes move quickly in Lakewood Ranch. The full price spectrum including high-end and custom homes show about 1.200-1.300 active listings with the median sale price or listing price near $649,000 and median days on the market around 92-95 days. The common thread indicates buyers are willing to pay for quality, lifestyle and amenities, but they expect homes to be priced realistically. Average sale-to-list ratios around 97% confirms that transparent pricing strategies and thoughtful preparation are key in today’s Lakewood Ranch real estate market.

The condo and townhome segment in Manatee cooled more gently than the market for Sarasota’s. The median price slipped just 0.9% year-over-year to $310,000 in June, even as the average price rose 4.7% to $349,674. This is a sign that higher-end condo activity is propping up the top of the market.

What this means for buyers and sellers

For sellers, Sarasota and Lakewood Ranch remain attractive markets just not the “name your price” environment of a few years ago. Properly priced well-presented listings are still selling near asking price, often in under two months, and sometimes much faster in the most sought-after golf, waterfront, and amenity-rich communities. Sellers who are willing to adjust their expectations and look at pricing based on current data, willing to offer minor concessions, or willing to invest in strategic pre-listing improvements typically see strong results and stable equity preservation.

For buyers, the last two quarters have brought a welcome shift with more inventory, longer decision windows, and less pressure to bid far above asking price. Buyers can now compare neighborhoods, floor plans, and amenity packages across Sarasota and Lakewood Ranch with more confidence knowing that list price is increasingly grounded in recent sales rather than speculative jumps. As of April 2026, luxury single-family median sale price reached $1,862,500 up 16.4% year-over-year with sellers receiving 90.6% of original list price which is well ahead of the broader market’s price growth. Luxury buyers continue to gravitate toward Lakewood Ranch premier enclaves where limited supply keeps days on the market short even at multimillion-dollar price points.

Looking ahead in 2026

Most forecasts point to price stabilization with a possibility modest growth through the latter half of 2026. If the first-half trend holds, expect continued single-family price appreciation as inventory keeps tightening heading into the fall and winter selling season, while condos and townhomes likely need another quarter or two to fully absorb existing supply before prices stabilize. Lakewood Ranch, in particular looks positioned to keep leading the region on both sales velocity and price resilience given its combination of homes.
